Compliance

With Heart&Home managing your properties, you can rest easy knowing that you are fully compliant with all regulations. We take compliance seriously and stay consistently updated on new legislation and regulations to ensure your properties meet the highest legal standards. We often attend seminars focused on compliance, which enables me to provide the best advice possible to my landlords.

Gas Safety: We ensure that all gas appliances are inspected annually, keeping your properties compliant and your tenants safe.

Electrical Safety: We can help facilitate both Portable Appliance Testing (PAT) and Periodic Testing to guarantee your electrical installations are safe and up to code.

Furniture and Fire Safety: We’ll guide you on regulations regarding smoke alarms and furniture safety standards, so you can be confident that your property is compliant. If your property is furnished, We will advise you on what can stay and what needs to be removed.

Energy Performance Certificates (EPCs): We will organise EPCs for all rented properties, ensuring compliance with regulations. Plus, We provide a free floor plan for use in your marketing efforts.

Inventories: A comprehensive inventory will be created at the start of each tenancy, complete with photos documenting the condition and contents of the property.

Tenant Deposits: We handle all aspects of registering tenant deposits with approved government schemes within the required timeframe, ensuring compliance and protecting your interests.

Our Tenant Find Only service includes everything you need to get the perfect tenant quickly and efficiently:

  • Signboard Installation: "To Let" board for maximum visibility.
  • Portal Promotion: Listing on all major property portals to reach a wide audience.

  • Comprehensive Tenant Referencing: Rigorous screening for tenant reliability and suitability.

Fee: 75% + VAT of the first months rent - Example: Property is rented out at £800pm, Fee would be £720

Tenant Find with Rent Collection

This package offers all the benefits of the Tenant Find Only Service, plus additional support for rent handling and security:

  • Deposit Protection: Secure registration of the deposit with a government-approved deposit scheme.
  • Professional Inventory and Condition Report: Detailed documentation of property condition with photos, ensuring clarity at tenancy end.
  • Full Check-In Process: Organised and smooth check-in for tenants.
  • Monthly Rent Collection and Statements: Timely rent collection and transparent monthly statements to keep your finances organised.

Fee: 50% + VAT of the first months rent and then 12% inc VAT per month - Example: Property is rented out at £800pm, Fee would be £480 and then £96pm

Fully Managed Service

Our Fully Managed Service provides an all-inclusive property management experience, building on our Tenant Find and Rent Collection services with a complete end-to-end approach:

  • Tenancy Extensions and Legal Notices: We handle tenancy renewals and keep you compliant with all necessary legal notices.
  • Repairs and Maintenance Coordination: Prompt organisation and oversight of maintenance issues to keep your property in top condition.
  • Regular Property Inspections: Scheduled inspections every 4-6 months based on your preferences, allowing us to address issues early.
  • Annual Safety Checks: Coordination of essential gas and electrical safety certifications.
  • Check-Out Inspection and Deposit Resolution: Thorough check-out process to document property condition and manage deposit disputes if needed.
  • Included Rent Guarantee and Legal Insurance: Added peace of mind with rent guarantee and legal cover for any issues that may arise.

Fee: 50% + VAT of the first months rent and then 14.4% inc VAT per month (this is subject to change, as if you are wanting multiple properties to be fully managed we will provide a discount on this) - Example: Property is rented out at £800pm, Fee would be £480 and then £115.20pm. Please note this fee includes rental and legal insurance, this is not an added on cost.
